Don Perry Realty has 33 years’ experience in real estate sales and management, with hundreds of satisfied clients (both owners and tenants). A full-time bookkeeper/assistant manager uses the software program, TenantPro, to maintain up-to-date records on each property. Owners are provided a monthly account as well as a year cumulative report of income and expenses to assist in their tax reporting.
Prospective tenants are obtained by listing rentals in the South Bay Realty Board’s weekly rental hot sheet, which goes to all member offices, basically south of 94. In addition, we send information on available rentals to the Navy’s housing office, thereby securing many reliable families interested in long term leasing.
All tenants are screened with a credit report from Experian and verification of employment. In addition, we like to contact not their current landlord but the previous one, to determine their suitability. The property’s condition is noted on move-in and again on vacating. Any damage beyond normal wear and tear is paid by the tenant from their security deposit. All drains are guaranteed to be free running for 30 days – after that time it is the tenant’s responsibility to clear up any clogs. The tenant is responsible for all services/utilities, although in some instances it may be desirable for the owner to provide the gardener and/or pool service (including their costs in the rent figure) in order to ensure good care.
We try to schedule an interior inspection of each property at least every six months and check the exteriors in a drive-by more often. Additionally, we can schedule and accompany local owners at their convenience.
Rents are due in our office no later than the fifth of each month and promptly processed for the owners. We can deposit their net proceeds in their bank/credit union,etc., if desired, and also pay their mortgage payment and taxes. Any repair bills are also paid from the rent receipts. (Many local owners have contacts with various repair trades, and we will check with those owners before ordering any work costing more than )
We have an extensive data bank of local rents and can perform a market survey for new clients, recommending an appropriate rent level. Current market activity has rents increasing 15-20% annually, although it is expected to slow somewhat in the future.
Late paying tenants are given the standard 3 Day Notice To Pay Rent Or Quit. If the rent is not then paid, we retain a local, experienced attorney to institute the unlawful detainer action. This results in a court date within 3-4 weeks, and a move-out date set by the judge. We meet the deputy sheriff at the property at 10:00 am on that date, along with a locksmith. Should the tenant still be in the building, they are immediately escorted out by the sheriff, and the locks are changed. The legal fees for this action are paid by the owner, and usually amount to -. Fortunately, we experience one of these episodes about every 3-4 years
